April Juliano

April Juliano is originally from New Jersey where she owned and operated a growing restaurant right outside of Philadelphia.  Looking for warm weather and better opportunity she sold her restaurant traveled south to Jacksonville FL.  After her second child was born her husband had lost his job and they weren’t sure how they would provide for their growing family.  They happened to stumble upon Pace Morby’s YouTube vidoes and decided to go all in on real estate.  With hardly any money and a lot of desperation she knew she had to make this work.  In their first year she was able to do over 45 wholesale deals!  Over the past three years she has grown a small wholesale operation into a successful real estate investing business, including over 20 flips and 18 doors and growing.  April primarily focuses on marketing and acquiring properties, while her husband, Mark, manages the flipping side of the business.  She is an expert at building a business using little, to no, money utilizing time blocking, free marketing, and creative financing.  Business aside she comes home every day to 3 small children 6, 5 and 3 and will always say her first job, her hardest job, and her favorite job, is being a mom.    

Jimmy Au

I started my real estate journey in May 2020 and have been in subto since the beginning of its inception. I was fortunate to get my first deal within 2 days of joining. First deal was a property I acquired via subject-to and sold it on owner finance via wraparound mortgage. Since then, I've been building my own business and rental portfolio - now at 8 doors. Through subto, I've met so many people in different paths of their career and have created lifelong friendships. My strong suits are underwriting, negotiating with sellers, and raising private capital. I've yet to use any of my own money to acquire my rental properties. My weaknesses are organization and implementation. My mind is constantly racing with new ideas I tend to get distracted and not implement any of my ideas. Fortunately, I have partners that love and thrive in the areas I lack (dislike is the more appropriate word). A passion project of mine is to do deals with everyone I meet and also promote the idea that there is more to life than working a 9-5 job and climbing the corporate ladder, especially among the Asian-American culture.

Dustin Kircher

Dustin Kircher has been involved in Real Estate for 18 years and has a passion for the industry, whether it is investments, traditional Real Estate, or Loss Mitigation.  Dustin has completed hundreds of transactions including flips, novation’s, seller financing, subto, and wraps. In 2009 he was offered a position as Director of Acquisitions and Sales for one of the largest privately held Real Estate hedge funds. There he managed 40+ agents and admin staff and helped purchase and sell 5000+ homes and small multi-family in 4 years across the country. Dustin and his team are well-versed in all aspects of Real Estate and enjoy helping others learn the business. Dustin has enjoyed being in the Subto community since May of 2020. He contributes on weekly zooms for the community with comping on Tuesdays and Deal Underwriting on Fridays in the West Coast Daily Dial.

Carolina Allen 

Carolina Allen (CarolEEna)  is a full time real estate investor, loving wife,  and mother of three. She was born in Chile and moved to Oregon at a very young age.

Carolina began her real estate journey in 2019, when she and her husband joined a national platform which provided her with a strong real estate education. It is there that she began to build her network of contacts. Carolina is always ready to help and connect with investors.

Quality Homes Reimagined, LLC, the company she manages, focuses primarily on wholesaling single family homes, and on acquiring properties both conventionally and using creative finance strategies.

In March 2021 joined the SubTo community with Pace Morby, in an effort to expand her knowledge and to provide homeowners more options and better ways to help solve their real estate problems. To date, Carolina has successfully closed multiple deals in 9 different states, most of them virtual.  

Carolina is a Subto Mastermind student and the Accountability Leader for Oregon.  She co-hosts the PNW Accountability zooms for her local market.  You will see Carolina make an appearance as the Closer co-hosting on Wednesdays on the West Coast Daily Dail.  

 Strengths: Solid work ethic, integrity, help investors with mindset.  Negotiations/Closing, connecting with people, building rapport, genuine willingness to help. 

Weakness: Lead Generation/Marketing-which is why she partners with other investors to help close their leads.

David Gulick

I quit my job as a Mechanical Engineer at 23 to chase waves and snow around the world. Lifestyle has always been the foundation for major life decisions and so I bartended in high end NYC nightclubs while I began investing in real estate in the early 2000's as a way to create passive income to fund my adventures. I've spent well over $100k on mentors and  began in real estate the old fashioned way with d4d, bandit signs, leave behinds, flyering, mailings and a lot of time in the tax assessors office. After building a portfolio of 21 properties I lost it all and had to declare personal bankruptcy in 2011. I like to learn my lessons the hard way!

Fast forward 2020 I found Pace Morby/Subto and began my second journey in real estate. I've again made most of the mistakes (with pride) running a scaled direct to seller business. I've successfully crashed most major texting platforms while running more than 10k sms/day, run a team of 6 VAs, and overpaid for almost every CRM and software available before finding my secret sauce. I'm a 3x mastermind student and my business partner is a mastermind student + subto accountability leader. 

I'm a  full time real estate agent/investor based in the Hamptons where I work on the #1 team in the country  (Eklund Gomes Team), and a virtual investor with a specialty in creative problem solving. We focus on wholesale (with major hedge fund connections) and buying cash/creative deals predominantly in the southeast.
